RIBA welcomes Government’s commitment to homes

The Royal Institute of British Architects (RIBA) has reacted positively to the proposals related to housing in the Queen’s Speech.

One was that the Housing Bill will extend the right-to-buy-scheme. This change will give the UK’s 1.3 million housing association tenants the chance to buy where they live at a discount of up to 35% of the market value.

Stephen Hodder, RIBA’s president, commented in a press release:

“We welcome the Government’s commitment to housebuilding, but it is vital that the pressure to quickly alleviate the housing crisis doesn’t lead to sub-standard homes and communities. The RIBA supports the building of more low-cost homes on brownfield sites but high quality design and infrastructure are essential to create desirable homes that meet the needs of current and future generations.”

It was also claimed that every home sold will be replaced by a new one, which should generate work for everyone involved in the construction industry. For example, architects in Chester are likely to be busy, because the city has six housing associations and, therefore, it is likely that hundreds of houses will need to be built there to replace those purchased.

There are also plans to provide 200,000 new homes for first-time buyers at a 20% discount. Steps are also being taken to quicken the construction of new dwellings on brownfield sites.

However, RIBA did express concerns about the plans for the Cities and Local Government Devolution Bill. While it welcomed the move towards neighbourhood planning, it was concerned that this could lead to a loss of expertise within local authority teams.
